Building regulations are different to planning approval, and you need both in order to start legally building your dream residential or commercial project.
In short, planning permission relates to your development’s impact on its surrounding environment whereas building regulations ensure that your development is structurally safe, accessible, sustainable and considers the health and safety of its occupants.
In most cases, if you need planning permission for your project, you also need to comply with building regulations. This means that you need to separately apply for building regulations approval. Planning permission focuses on the visual impact and land use, while building regulations ensure the safety and technical standards of the building itself.
First, our expert architects meet with you to hear about your plans and vision for your project, and research all of the relevant regulations that need to be met. We then prepare a set of technical drawings to ensure that your plans comply with the standards required. Those plans are then reviewed by our structural engineers, if needed. Once everything is complete, we then submit your application to building control.
If you’re carrying out any building work on or close to a shared wall with a neighbour (a party wall), then you will need to serve them a party wall notice at least 2 months in advance. A party wall agreement:
- ensures that neighbours are aware of planned work
- protects both properties from damage
- helps avoid disputes
